To make things simple, the cost of Tembo One is split into two payments during your home-buying journey. Firstly £999 is due (or £1,499 for properties valued at £1m+) when you have an offer accepted on a property. Then the remaining balance is due on mortgage completion, when you've received the keys to your new home! This means you only pay the full cost once you've successfully completed on your first home. 

Yes, it is just one clear price. Traditional legal companies often add extra costs later for things like leasehold properties, handling family-gifted deposits, or processing Lifetime ISAs. We absorb all of that extra work into our price. The fee we quote you at the start is exactly what you need to prepare for, and there are no surprise admin bills waiting for you on completion day.

If your move collapses through no fault of your own - like the seller pulling out or a bad survey result - you are fully protected in two ways: 1. We will cover the cost of a second set of local authority searches on your next home so you don't pay for them twice. 2. Your Rhino Movers Protection insurance will help you claim back your lost out-of-pocket expenses, covering up to £750 for conveyancing, £250 for mortgage fees, and £500 for survey costs.

First, your broker fills out and submits your mortgage application to get your funding sorted. Next, our legal partners at Alecto jump straight into the contract drafts and local searches. Then, we arrange the Houzecheck property survey.
