Frequently asked questions

They usually offer cheaper introductory rates than fixed-rate mortgages, meaning your monthly repayments could be lower. If the base rate falls lower still, you'll benefit from decreases during the course of your product term. Whereas if you had fixed, you could be stuck paying "over the odds" for the years remaining on your product term. Your rate will likely only change if the Bank of England changes the base rate, lenders can't change it outside of that.

If mortgage rates are low, or likely to fall in the near future, a tracker mortgage may be attractive. However, if mortgage rates rise, for example in response to the base rate rising, you’ll pay more each month. Despite predictions, we cannot guarantee that the base rate will remain the same or continue to fall. In general, we advise that borrowers should be comfortable with a rate rise of around 3% to the current live rate. Anyone who would find this stressful might find a fixed rate deal provides more security.
